More places to live, more places to shop, and another piece of Chandler’s growing business district could be taking shape!

One of the last large undeveloped parcels at Allred Park Place, a major mixed-use development in Chandler’s Price Corridor, could soon see new life. The proposal, called The Station at Park Place, includes two apartment communities and four commercial buildings that could bring new homes and retail space to the area.

The Chandler Planning & Zoning Commission recommended approval of a zoning change for the 18-acre property at its October 21 meeting. The proposal still needs to go before the Chandler City Council, so the project is not yet approved for development.

669  New Apartments Proposed

If the plans move forward, The Station at Park Place would include two apartment communities with a combined 669 apartments, along with retail space on the ground floors.

Here's a closer look at what's being proposed:

  • Apartment Community No. 1: A four-story building with 313 apartments and approximately 6,044 square feet of ground-floor retail space.
  • Apartment Community No. 2: A five-story building with 356 apartments, approximately 2,362 square feet of ground-floor retail space, and a six-story parking garage.

The apartments would be built in phases. That means construction could happen in stages rather than all at once.

The plan also includes four single-story commercial buildings totaling 33,000 square feet. The specific businesses that might occupy these spaces have not yet been announced.

If you've driven through Chandler's Price Corridor, you know it's already home to major employers and business campuses. Adding apartments and retail could bring more housing and shopping options to this established employment area.

A Look at the Bigger Picture

The proposed project is part of Allred Park Place, a 180-acre mixed-use development that has been taking shape for nearly two decades. Douglas Allred Company began assembling the property in 2007, and construction on the first phase of office buildings began in 2012. Today, the development is about 90% complete and includes approximately 1.8 million square feet of office space, multiple hotels, and 20,000 square feet of retail space.

The campus is home to several well-known companies, including Northrop Grumman, Toyota Financial Services, Viavi Solutions, Norwegian Cruise Line, Vensure Employer Solutions, and Texas Instruments.

The project has continued to attract business investment. In May, Rosendin Electric acquired a 100,622-square-foot building at Allred Park Place for $17.7 million.

With apartments and additional retail now being proposed, The Station at Park Place would add another piece to this growing business and residential destination.

Where Would It Be Located?

The proposed development would sit on the northern end of Allred Park Place, between Loop 202 and Price Road. Its location places it within Chandler's established Price Corridor, an area known for its concentration of offices and major employers. For the surrounding community, the proposal is one to watch as Chandler continues to develop its remaining available land. However, the project's next steps depend on City Council review and any subsequent approvals.

What's Next for The Station at Park Place?

The Chandler Planning & Zoning Commission has recommended approval of the rezoning, but the City Council still needs to review the proposal.

If the project moves forward, only about 14 acres of developable land would remain within the larger Allred Park Place development. For now, the proposal offers a glimpse of how one of Chandler's established business districts could continue to evolve, combining workplaces with more places to live and shop.

As the Valley grows, projects like this are worth keeping an eye on. They show how communities are looking at ways to use available land and bring different parts of everyday life closer together.
