TSMC and the West Valley: How Arizona’s Growth Is Taking Shape
Arizona’s growth story is getting bigger, and the semiconductor industry is playing a major role. From north Phoenix to communities across the West Valley, new investments are helping shape the region’s future, bringing opportunities for workers, businesses, and potentially new residents.
A $265 Billion Investment in Arizona
One of the biggest developments came in July 2026, when Taiwan Semiconductor Manufacturing Company (TSMC) announced plans to invest an additional $100 billion in Arizona. That brings the company’s total announced Arizona investment to $265 billion.
TSMC’s north Phoenix campus is already producing advanced chips, which are used in technologies ranging from smartphones to artificial intelligence. The company’s first Arizona fabrication plant entered volume production in late 2024, and its second plant is expected to begin production in 2027.
The expansion is about more than building factories. It also means a growing need for skilled workers, equipment suppliers, construction services, and businesses that support a major manufacturing operation.

The West Valley Is Part of the Bigger Picture
While TSMC’s main campus is in north Phoenix, the semiconductor industry’s growth is also reaching the West Valley.
One major example is Amkor Technology’s advanced semiconductor packaging and testing campus in Peoria’s Innovation Core. In May 2026, Amkor announced that it had secured an additional 67 acres next to its existing 104-acre site, giving the company room to accommodate future expansion.
The project is designed to support the growing demand for advanced semiconductor technology, including chips used in artificial intelligence, high-performance computing, automotive technology, and communications.
Amkor’s development is a reminder that Arizona’s semiconductor industry involves more than the companies that manufacture the chips. Packaging, testing, equipment, materials, and other supporting services are also important parts of the supply chain.

What Could This Mean for Housing and Local Businesses?
As major employers expand, communities may see increased demand for housing, restaurants, retail, transportation, and everyday services. New jobs can also attract workers and families looking for places to live within commuting distance of employment centers.
For the real estate market, this is an important trend to watch. Areas near employment hubs may attract additional interest from homebuyers, while businesses may look for locations closer to growing populations and industrial developments.
However, growth does not automatically mean home prices will rise everywhere. Housing affordability, mortgage rates, new home construction, infrastructure, and the number of available homes will all influence how the market responds.
That’s why looking at local development plans and housing inventory is just as important as following major investment announcements.
Growth Takes Planning, Too
Large-scale development also brings important questions about roads, water, utilities, and preserving the character of local communities.
In north Phoenix, the proposed NorthPark master-planned development includes plans for housing, employment areas, and significant open space near TSMC. It illustrates how regional planners are considering residential and commercial development alongside the growth of the semiconductor industry.
For the West Valley and the greater Phoenix area, the challenge will be making sure infrastructure and community services can keep pace with new development.

Looking Ahead
Arizona’s semiconductor expansion is a long-term story, and its impact will unfold over several years. TSMC’s investment in north Phoenix and Amkor’s development in Peoria are two important pieces of a larger regional growth picture.
For local residents, homeowners, and future buyers, it’s worth keeping an eye on where new jobs are developing, which infrastructure projects are moving forward, and how housing supply is responding.
As the Valley continues to grow, understanding these changes can help us make more informed decisions about where we live, work, and invest.
